Real estate ESG software: MEES, GRESB and CRREM by asset
Real estate ESG software keeps every asset’s EPC, energy, certifications and evidence in one place, so a portfolio can show which lets are lawful, answer GRESB and investors, and see which buildings drift off a pathway.
The law here is narrow and specific, and the benchmarks are voluntary; this page separates the two, then lists 5 property platforms in their own words.
What the software does
What does real estate ESG software hold? One record per asset, read three ways
A property portfolio is reported asset by asset, so the software that serves it starts with a register, not a dashboard.
Each building needs the facts the law turns on, such as its EPC band and lodgement date, and the facts investors ask about, such as energy intensity and certification coverage.
The carbon calculation underneath is covered on real estate carbon accounting software; this page is about the portfolio layer around it.

The law: MEES
Which lets are lawful today? Band E, on a valid EPC, in England and Wales
The minimum standard is EPC band E, set by regulation 22 of SI 2015/962, and the instrument applies in England and Wales only.
Non-domestic landlords have been barred from continuing to let a property below band E since 1 April 2023, and from granting new lets below it since 1 April 2018.
MEES only bites where the property needs an EPC and has a valid one, meaning one lodged no more than 10 years before it is relied on with no later EPC lodged since, so a tool must hold the lodgement date, not just the band.
DESNZ’s interim response of 18 June 2026 dropped the proposed 2027 EPC C milestone and proposes EPC B from 2031 for buildings over 1,000 square metres, where cost effective, after secondary legislation passes.
Read the detailed guidance and references
Exemptions must be registered on the PRS Exemptions Register, and regulation 28 sets out the non-domestic exemptions and the evidence each needs.
The domestic rules differ in detail and are set out in DESNZ’s landlord guidance.
The regime in full is on MEES, the minimum energy efficiency standards, and the software that tracks it on MEES software.

What is exposed
How large can a MEES penalty be? Work out the ceiling for one asset
The penalty for a non-domestic breach is tied to the property’s rateable value, so the exposure differs asset by asset.
For a breach under three months, regulation 41 allows up to the greater of £5,000 and 10% of rateable value, capped at £50,000.
For three months or more, it allows up to the greater of £10,000 and 20% of rateable value, capped at £150,000.
A publication penalty can be added on top, putting the landlord’s name and the breach on the register for at least 12 months.
The calculator beside this uses the rateable value from the Valuation Office Agency’s list and shows the legal ceiling, not a likely fine.
MEES · maximum financial penalty for one breach
Up to £12,000
The greater of £5,000 and 10% of £120,000 (£12,000), capped at £50,000.
A publication penalty can be added: the breach is published on the PRS Exemptions Register for at least 12 months (reg 39).

The benchmark: GRESB
What does GRESB actually score? Coverage and performance, ranked against peers
GRESB is a paid, self-selecting benchmark, run by the GRESB Foundation and GRESB BV, which describes itself in its own words as “a mission-driven, industry-led organization”; it is a benchmark, not a regulator or a certification body.
The score is out of 100: Management 30 plus Performance 70 for standing investments, and the star rating is a quintile, so 20% of entities receive 5 Stars each year.
Building certifications and energy ratings score on floor-area coverage, not on level, so a BREEAM Outstanding and a BREEAM Pass count the same for that indicator.
About 150 institutional and financial investors use GRESB, according to its page for investors, and GRESB does not publish its fees.

GRESB’s methodology disclosure says it is an ESG rating provider under the EU ESG Ratings Regulation, and that its ratings are not calculated from CSRD data or EU Taxonomy alignment.
Its “Road to Performance” changes are not final: GRESB expects to publish them in Q4 2026 for the 2028 Standard, which assesses 2027 data.
The assessment itself is described on the GRESB assessment, and the software for it on GRESB software.

The pathway: CRREM
When does an asset fall out of line? The CRREM Misalignment Year
A CRREM pathway gives year-by-year limits for carbon intensity in kgCO2 per square metre and energy intensity in kWh per square metre, by country and property type.
The CRREM Foundation calls the Misalignment Year, the year a building’s projected trajectory crosses its pathway, the primary output of an assessment.
The data is published open access and the foundation says no software is required, while embedding it in paid software needs a licence partner agreement, so ask a vendor which applies to it.
CRREM’s free Excel tool retired on 1 July 2026, which is one reason owners now look for the pathways inside a platform.

What does UK SRS ask of property owners? Industry metrics it may consider, not certifications
The IFRS S2 industry-based guidance for real estate has a metric on the share of the portfolio with an energy rating, and it names energy rating schemes such as ENERGY STAR and EU EPCs.
It does not name BREEAM or LEED, and UK SRS S2 says an entity may refer to and consider the guidance, so no UK rule requires a property owner to disclose its certifications.
Listed companies in UKLR 6, 14, 15, 16 and 22 apply UK SRS on a comply-or-explain basis for periods beginning on or after 1 January 2027, under PS26/19.
So the disclosure view of a tool should hold energy ratings by asset and floor area, and keep certifications as supporting evidence.

Takeaways
Real estate ESG software, in five facts
| Fact | What it means for a tool |
|---|---|
| MEES minimum is band E, England and Wales only | Hold the EPC band, lodgement date and jurisdiction for every let. |
| Commercial penalties reach £150,000 per breach | Hold the rateable value beside each asset. |
| EPC B 2031 is a proposal, not law | Model it as a scenario, never as a deadline. |
| GRESB scores coverage and ranks by quintile | Floor-area coverage matters more than certification level. |
| CRREM’s primary output is the Misalignment Year | Show the year each asset crosses its pathway. |
Next: run the penalty calculator on your three largest lets, then read real estate carbon accounting software for the emissions layer.
Nothing on this page is a rating, ranking or recommendation of any product.
Frequently asked
Real estate ESG software, answered
What is real estate ESG software?
Software that holds environmental, social and governance data asset by asset across a property portfolio: energy and emissions, EPCs, certifications, tenant data and the evidence behind each, so the owner can show MEES compliance, answer GRESB and investors, and test assets against a pathway such as CRREM.
What is the current MEES minimum in England and Wales?
Band E. Regulation 22 of SI 2015/962 sets the minimum level of energy efficiency at an EPC band E for both domestic and non-domestic private rented property.
MEES applies in England and Wales only.
Do commercial landlords need EPC C by 2027?
No. DESNZ’s interim response of 18 June 2026 dropped the proposed 2027 EPC C milestone.
It proposes EPC B from 2031 for private rented buildings over 1,000 square metres, where cost effective, only after secondary legislation passes; smaller buildings stay at EPC E.
What is the MEES penalty for a commercial property?
Up to the greater of £5,000 and 10% of rateable value, capped at £50,000, for a breach under three months; up to the greater of £10,000 and 20% of rateable value, capped at £150,000, for three months or more.
A publication penalty can be added. These are ceilings set by regulation 41.
Is there such a thing as GRESB certified?
No. GRESB issues a score out of 100 and a 1 to 5 Star rating; the rating is a quintile against other participants, so 20% of entities receive 5 Stars each year.
“Participated in the GRESB Real Estate Assessment” or “GRESB 4 Star rated (2025)” are the correct forms.
When does the GRESB cycle run?
In 2026 the portal opened on 1 April, submissions closed on 1 July, preliminary results reached participants on 1 September and final results reached participants and investors on 1 October.
How much does GRESB cost?
GRESB does not publish its fees; its Annual Fees page says to contact it.
Participants are invoiced annually based on the number of entities that took part the year before.
Does the BREEAM level affect a GRESB score?
No. GRESB scores certifications and energy ratings on the share of floor area covered, not on the level achieved.
In 2026 the building certification indicator is capped at 8.5 points and the energy rating indicator is worth up to 2.
What is a CRREM pathway?
A year-by-year carbon intensity and energy intensity limit for a country and property type, aligned with 1.5°C.
The Misalignment Year, when a building’s trajectory crosses its pathway, is the main output.
The CRREM Foundation publishes the data open access and says no software is required to use it.
Does UK SRS require real estate companies to report BREEAM or LEED?
No. UK SRS S2 says an entity may refer to and consider the IFRS S2 industry-based guidance, and the real-estate metric on energy ratings names energy rating schemes such as EPCs in the EU, not green building certifications.
Does an expired EPC matter for MEES?
Yes, in a particular way.
Non-domestic MEES bites where a property needs an EPC and has a valid one, meaning one lodged no more than 10 years before it is relied on, with no later EPC lodged since.
A let that is not legally required to have an EPC is outside MEES.
Has this site tested any real estate ESG software?
No. This page is built from SI 2015/962, DESNZ, GRESB’s own guides, the CRREM Foundation and UK SRS, and the vendor list quotes only what each vendor says about itself.
