BREEAM software: the evidence behind every credit
BREEAM software tracks the evidence for each credit and the predicted rating as a building moves through design and construction.
The rating itself is awarded through BRE’s process with a licensed assessor; software organises the evidence.
The scheme is explained on the BREEAM certification guide.
Versions
Which BREEAM versions should the software support?
BREEAM is BRE’s suite of third-party-certified standards, from New Construction and In-Use to Refurbishment and Fit Out, Communities and Infrastructure (BRE).
New Construction Version 7.1 was released on 26 August 2026 and is now the default registration version (BRE).
Refurbishment and Fit Out Commercial Version 7 launched on 24 September 2026 (BRE).
Scoring
What score does BREEAM software need to track?
Ratings combine a percentage score with minimum standards.
| Rating | UK New Construction V7 benchmark |
|---|---|
| Outstanding | 85% or more |
| Excellent | 70% or more |
| Very Good | 55% or more |
| Good | 40% or more |
| Pass | 25% or more |
A project can hit the percentage and still miss the rating if a mandatory minimum is not met, so software should track both (BRE).
When it is required
When is a BREEAM rating a requirement?
No UK statute requires BREEAM in general; it becomes an obligation case by case.
Development consent orders can carry it as a requirement, and some public clients set it by policy, such as the Ministry of Justice’s requirement for Outstanding on new builds of £500,000 or more (MoJ).
BRE says V7 embeds most of the EU Taxonomy screening criteria as optional credits, but a BREEAM rating is not Taxonomy alignment (BRE).
See LEED software and GRESB software.
The demonstration
What should you test before buying?
Ask the vendor to set up one of your projects against a target rating.
Software demo · evidence check
BREEAM demo coverage
Tick a test only when the vendor has demonstrated it with a representative record and shown the evidence or export.
0 of 5 tests demonstrated (0%). This is a checklist result, not a score for the vendor.
Still to test: Register the project against NC V7.1 and the right building type; Track the predicted score against Excellent or the target set; Flag any mandatory minimum standard at risk; Attach evidence to a credit and route it to the assessor; Export the evidence register.
